Websites for UK trades

We’ve already builtthe website for yourbusiness.

Not a proposal. Not a mock-up. A finished website, built from what’s already public about your business — before we ever pick up the phone.

Fixed price, published in full. No discovery phase. No agency theatre.

How it works

Built first. Seen second.

Most web projects start with a meeting and end with an invoice. Ours starts with a finished website. Here is exactly how that works.

  1. 01

We build it before we call

We work from public information: what you do, where you work, the services you offer. You don’t brief us, sit in a discovery workshop, or pay a deposit to find out what we’d do.

  2. 02

    You see the finished site

When we get in touch the website already exists. Real pages, your services, your area, with anything we couldn’t know clearly marked. Nothing to imagine, so nothing to argue about.

  3. 03

    You decide, once

Keep it or don’t. Keep it and we finish the details, connect your domain and put it live. Walk away and you owe nothing. No phase two, no scope creep, no retainer that quietly renews.

  4. 04

    It stays looked after

Hosting, updates, backups and support on a simple monthly plan. That’s maintenance, not marketing — we don’t sell SEO retainers and we don’t bill you for rankings we can’t promise.

Trades we build for

Your trade, your pages.

Every trade has different services, different customers and different things that need proving. The tiers above give you the structure; the service and area pages make it specific.

Don’t see your trade? Tell us what you do — if it’s a UK trade business, we’ll build it.

Pricing

Fixed price. Published in full.

Prices exclude VAT. Build fee up front; the monthly by Direct Debit from go-live. You own your domain — it’s registered in your name, not ours.

Not sure which tier you need? What the price bands actually buy walks through the ranges, ours included. Or answer five short questions in the Growth Diagnostic and we’ll tell you what we think is worth fixing first — and what isn’t.

Extras, priced separately.

Available with a build or on their own. Never blended into your monthly, so you can always see what you are paying for and stop any one of them without touching the rest.

  • SEO & contentTalk to usScoped per site, because the work depends on what is already there. Every build ships search-ready as standard — this is the ongoing work on top.
  • AI chat widgetIncludedOn every tier. Answers from your site’s own content and takes the enquiry. It never quotes a price, promises a date or confirms an accreditation. £55/mo standalone.
  • WhatsApp agent£120/moA WhatsApp Business number that answers, qualifies and passes enquiries to your phone. £150 one-off setup standalone. Meta verification takes a few days.
  • AI call answering£245/moFor the calls you miss up a ladder. Takes the name, number, job and postcode and texts them to you. 300 minutes included, then £0.35/min. It never quotes or books.
  • Ads managementfrom £250/moGoogle and Meta. Your card sits on the ad account and you pay the platforms directly — we never touch the ad money, so we cannot mark it up. Fee is flat by spend band. Minimum spend £400/mo.

Why F12

A studio, not an agency.

Why we build first

Web agencies sell hours. That’s why a simple site takes months and three meetings. F12 sells a finished thing. We build your website up front, from public information, and only talk to you once there’s something real to look at. It removes the risk from your side and the theatre from ours.

What we’re not

Not a custom web shop. We don’t take open briefs, we don’t promise rankings or traffic, and we never dress marketing up as a care plan — SEO, ads and the AI agents are all priced separately and shown separately. Fixed scope, fixed price, fixed timeline on the build itself.

Honesty as a rule

F12 is new. You won’t find invented client logos, borrowed testimonials or “500+ projects delivered” here, because none of it would be true. The proof we care about is the one website that matters to you: yours, already built. When real client work exists, it’ll appear here — and only then.

Questions

The things people actually ask.

All of them, answered in full. No “it depends”, no “book a call to find out”.

What does it cost?
Three fixed prices, published in full on this page: £700, £1,500 or £3,000 for the build, plus a care plan from £65 a month. No day rates, no quotes to chase, and the number does not move once you have seen it.
Why would you build before I have paid anything?
Because asking for a deposit to describe a website is backwards. We build the real thing from what is already public about your business, then show it to you finished. The risk of building sits with us, not with you.
What if I don't want the site you built?
Walk away and you owe nothing. We only charge if you decide to keep it and put it live. There is no phase two, no scope creep, and no retainer that quietly renews.
Am I locked into a contract?
No auto-renewing retainer. The monthly is maintenance — hosting, updates, backups, support and the chat widget — never marketing on subscription. SEO or ads are priced separately, so any one of them can be dropped without touching the site.
I’m already on Checkatrade — why would I need a website too?
Keep what works. A directory profile rents visibility: it disappears when the subscription stops, and enquiries often reach several firms at once. A website is the part you own — your accreditations, your photographs, your towns — and it works regardless of any platform’s decisions. Most firms sensibly run both.
Will my site show up on Google?
Every build ships search-ready as standard: proper structure, page titles, meta descriptions, structured data, a sitemap and fast mobile pages. What nobody can honestly promise is a ranking, and we do not promise one. The build can be promised; the outcome cannot.
Do I have to brief you first?
No. We build from what is already public about your business — what you do, where you work, the services you offer. No discovery workshop, no deposit to find out what we would do, no meeting before there is something real to look at.
Who owns the domain and the website?
You do. Your domain is registered in your name, not ours, so nothing is held hostage if you ever want to move it elsewhere.
What does the monthly fee cover?
Hosting, updates, backups, support and the AI chat widget. That is maintenance, not marketing. We do sell SEO, ads and AI agents, but every one of them is priced separately and shown separately — nothing marketing-related is ever folded into your monthly, so you can drop any of it without touching the site.
Can I see your past work?
F12 is new, so you will not find invented client logos, borrowed testimonials or a projects-delivered figure here — none of it would be true. The proof we can offer is the one site that matters to you: yours, already built, before you pay anything.
